The next stage of the Selling process is the much anticipated “offer”. Coppell Realty will present to you all offers that it receives. When we receive offers, we will investigate the Buyer for mortgage pre-qualification to determine if they will be able to perform. We will communicate with you every aspect of each offer and prepare for you for negotiations. Most offers to purchase your home will require some negotiating prior to officially becoming a contract. Once both parties have agreed on the terms of the sale, you will need to make a list of all the things you and your buyer must do before closing. Most homes usually are formally appraised, surveyed, inspected and repaired. Coppell Realty will fully represent you and serve as your advocate when dealing with the buyer’s agent and all service providers.
On the date of closing, we will meet with you at the Title Company as stipulated in the contract to help facilitate a smooth transaction. All closing documents will be signed and a the Buyers usually close on the same day as Sellers but it’s not atypical to close the day before depending on the escrow officer’s schedule.
After the closing, we will ensure that your property and their money change hands properly. House keys and garage door openers are usually turned over at the closing table, however the buyer doesn’t normally take possession until their loan has been closed and funded. Once the loan has been funded they will take possession of your old house and you can transfer utilities other routine services to your new home.
Seller’s Responsibilities Include:
- Make your home ready and available for all showings when called upon.

- Agree to list your house at a realistic sales price. Coppell Realty will provide you with the most current market data to assist in pricing your home properly. Our goal is to maximize your sales price and minimize the time on market.
- Keep your grass cut and yard neat and clean.
- Spruce up your home inside and outside wherever possible.
- Make your home clutter free, even in the garage.
- Keep your home neat and clean and free of any odor.
- Turn on lights for showing appointments.
- Secure your pets for showings. Even if you think have a friendly pet, you never know how they act when strangers are in your home without you.
- Open drapes and shutters for daytime showings.
- Leave your house every time it is shown. Buyers aren’t comfortable viewing your home while you are present and Buyer’s agents would love nothing more that to talk to you and find out the littlest things they can use against you in negotiations.
